Terms & Conditions

Bookings are made directly with us, the owners of the villas. Our bookings are subject to a rental agreement containing all the relevant T&Cs per villa. The rental contract will be sent to you with a payment request. Your stay will be booked once the contract is accepted and a deposit is made.

Payment Terms

  • Booking and cancellation policy for short-term stays:
    – 50% booking deposit, 50% 2 months before start of stay
    – 100% refund up to 2 months before start of stay, 50% up to 1 month before start of stay. After no refund.
    200 EUR cancellation fee applies. We recommend travel insurance to cover lastminute cancellations.
  • Booking and cancellation policy for discounted long-term stays:
    – 50% booking deposit, 50% by August 31st of preceding year
    – 100% refund up to August 31st of preceding summer, after no refund.

  • Payment plans for summer bookings available during the previous calendar year
  • Exit cleaning fees: 85 EUR 2-bedroom properties, 95 EUR 3-bedroom properties
  • A refundable damage deposit of 400 Euros is payable on arrival in cash
  • We accept payment via bank transfer (no fee), or credit card (5% payment processing fee)
  • Written quotes by email are valid for 24 hours and are subject to automatic dynamic pricing based on availability

Main house rules

  • No pets
  • No parties/events, hen or stag holidays
  • No smoking
  • We accept families and couples, and small groups of singles aged 35+
  • For the comfort of our guest we have the following capacity limits:
    Max guests in 3 bedroom villas: 6 guests, of which max. 5 adults, 1 child under 12
    Max guests in 2 bedroom villas: 4 guests, of which max. 4 adults (Recommended 2 adults and 2 children)
  • No overnight stays from unregistered guests
  • We reserve the right to consult outdoor security camera footage if excess of maximum occupany or other abuse such as parties is suspected

Tourist Tax (starting 01/11/2024)

In line with practices adopted by other municipalities across the Algarve and various cities internationally, Loulé Council (Vale do Lobo and surrounding areas) has introduced a tourism tax for the municipality.

Rules are as follows:

  • Low Season (1st November – 31st March): 1€ per day / per person
  • High Season (1st April – 31st October): 2€ per day / per person
  • The tax is applicable only to those who are over 16 years-old of age
  • It is charged only on the first 5 days of your stay
  • The tax needs to be paid in cash during checkin
